What deposit is required?

A 10% deposit within 7 days of signature is required.

Do I require bank guarantees?

Yes, guarantees for the balance of the purchase price (in the form of a bond or letter from the bank) is required within 30 days of signature.

When can we start building?

Building can commence once plans are approved by council. This normally takes 2-3 months from date of signature.

What is the actual build duration?

The duration of the actual build is 7-8 months.

What is occupational interest and how long will I need to pay this?

When a home is deemed habitable by the architects and principal agent, a client is liable for occupational interest. This is paid until such time as the property is transferred into his/her name. We endeavour to do everything in our power to keep this period to a maximum of 2-3 months.

What is the duration of the entire process from signature to transfer?

The complete process is approx. 12 months.

Can I build my own home?

Whilst we would prefer clients to use SJCP (our on site construction team) we will allow individuals to build their own home; provided they have the necessary NHBRC documentation, a proven track record and that there are no more than 3 separate construction companies on site at any given time.

Do I need to use your architect?

Whilst we would prefer clients to utilise the services of our preferred architectural firm, Bloc Architects, we will allow other architects however any plans submitted will need to be scrutinised by Bloc Architects (at a fee).

Can I change the design slightly?

We will entertain minor internal changes to the house design at a cost to the client.

How many pets can we have and what size dogs are permitted?

You are allowed a maximum of 4 pets (2 dogs and 2 cats) and the size and breed of the dogs permitted will be at the discretion of the Home Owners Association.

What are the Brooklyn rates and levies?

Rates are to be confirmed by council but one can work around between R1000-R1500. Levies are currently R2400.

What do the levies include?

24hr security with biometric access and electric perimeter fence, maintenance and upkeep of all communal areas as well as individual garden maintenance once a week.
